The project involves creating a mixed-use building for housing, retail, and coworking, integrating the existing historic house by preserving and enhancing its most valuable features while modernizing its use. The project consists of three structures organized around a 16 x 51 m (816 m²) courtyard. The main building is a 6-story residential structure with four facades, containing 100 one- and two-bedroom apartments on its 5 upper levels, while retail spaces and amenities are concentrated on the ground floor.
The second structure, facing San Ignacio Street, is a three-story coworking building connected on all three levels and its roof to the existing house via an open corridor leading to the courtyard. In this way, the historic house and the new building function as a single entity that selectively closes off from the streets but opens generously towards the central, green, and quiet courtyard.
The project efficiently capitalizes on both the land and strict regulations by proposing a human-scale building with lower densities compared to other criticized areas in the district, offering more green spaces and amenities, and ultimately creating a symbiosis between the historic house and the new buildings.
